A report recently released by Quotable Value (QV) shows a 1.7% lift in Raglan property values in the year ending 31.03.13. Although it does seem that values appear to have plateaued out in the last three months of this period with prices steady over this period.
The median property price for sales in the three months prior to 31.03.13 was $420,000. Fourteen properties sold in this period. In the three month period before this, twenty six properties changed hands with an average price of $365,000.
The average value of a property in Raglan at the 1st May is estimated by QV at $399,167. This means that prices are still 7.6% below the peak of the 2007 property boom. In terms of rateable values, properties are now 2.5% above the last Capital Valuation (CV) undertaken for Waikato District Council in 2011.
