OPOTORU ROAD RESIDENTS MAKE A STAND ON THE PROPOSED “PLAN CHANGE” OF THE: RANGITAHI PENINSULA, RAGLAN (11 MAY 2013)

Raglan Land Company invited those who may wish to visit the site at the Rangitahi Peninsula to an open day on Saturday 11 May, with access via Opotoru Road and the causeway.

However the Opotoru residents made their opinions apparent by the lack of available parking space in the No Exit Road and placing signs which outlined the views of the resident ratepayers. 

RLC owns approximately 116 hectares of land on the Rangitahi Peninsula, Raglan. RLC is proposing to rezone the majority of that land and to develop a “sustainable master planned community”. This is a prosed 500 house development – more than double the current size of Raglan West.  Due to the size this proposed development will fundamentally change the character of Raglan as a seaside village.

Residents of Opotoru Rd understand that the development may contain a village area with shops (for example, a dairy, takeaway franchisee and café) and other community facilities. Apparently there will also be extensive green corridors of open space and vegetation including a number of reserves that will be connected by public walkways and cycleways.

The proposed “Plan Change” land is almost entirely in the ownership of RLC, although at the northern tip of the Peninsula there are six residential sized properties containing established dwellings that are owned by other parties. It is proposed that these properties are also rezoned by the plan change.

The coastal strip around the Peninsula that is currently in public ownership will not be subject to any development.

The residents await the developers submitting the documentation including the Assessment of Environmental Effects (AEE) proposal to the Waikato District Council.   They also would like to know what the impact of the development will have on the Council’s response to the conditions for the consent for the new bridge and removal of the illegal causeway.

Many environmental & infrastructure issues will need addressing as more information comes to light. Residents & ratepayers of Smith St, Norrie Ave, Whitley St, Hills Rd, Maungatwhiri Rd, Te Hutewai Rd, Wainui Rd and local businesses are all directly impacted by the proposed development.
